Five layouts: Type A 556 sf (1+1 bedroom), Type B 737 sf (2 bedrooms, 2 bathrooms), Type C 858 sf (3 bedrooms, 2 bathrooms, balcony), Type D 916 sf (3 bedrooms, 3 bathrooms, balcony) and Type E 1,019 sf (4 bedrooms, 3 bathrooms, balcony).

How much loan can I get?可以贷款多少？
M Aurora is a Housing Development Act project, so local purchasers can go up to 90% margin (plus 5% for MRTA), depending on income, DSR and credit record. The developer’s panel bankers can process the application.

Is there a Bumiputera discount?有土著折扣吗？
Yes, 5%. It is applied to the list price first; any further rebates are then applied to the new SPA price.

Can I sell the unit before it is completed?完工前可以转售吗？
According to the developer’s FAQ (January 2026), ownership cannot be sold or transferred after the SPA is signed. Check your SPA for when the restriction ends.

How much is the maintenance fee?管理费多少？
An estimated RM0.30 per sq ft, excluding the 10% sinking fund. By our arithmetic that is about RM167 a month for Type A (556 sf) and about RM306 for Type E (1,019 sf), before sinking fund. Future changes are decided by the JMB and MC.

How many car parks does each unit get?每个单位有几个停车位？
Each unit is allocated 1 to 3 car parks; no extra bays are sold. Residents’ parking is on Levels 1 to 7 with two express ramps, and visitor parking is on Level 1. Entry uses number-plate recognition, so there is no car park card. Bays are 2.4m x 4.8m.

Yes. The developer’s FAQ lists 13 EV charging bays, including 4 AC charging stations for residents and 1 DC station for the retail area.

What comes with the unit?单位附送什么？
Every unit comes with air-conditioners, a water heater, and kitchen cabinets with hood and hob. Ceilings are 2,800mm to the slab in the living room, kitchen and bedrooms (2,400mm in bathrooms).

How does security work?保安系统如何运作？
Multi-tier: perimeter fencing with CCTV, a guardhouse, 24/7 patrol, residents-only lift lobbies with card access, and lifts that only stop at your floor. Visitors register at the guardhouse. There is no intercom; the Mah Sing app handles visitor pre-registration instead.

How is rubbish collected?垃圾如何处理？
By an Automated Waste Collection System. Rubbish goes into a hopper door on your floor and travels through a sealed pipe to a container at ground level, so there is no bin smell in the corridor and no lift is used for rubbish.

How many lifts are there?有几部电梯？
Six per tower: five passenger lifts and one service lift, all running at 3 m/s, plus one podium lift.

More than 40, across Level 1 (entrance garden, nursery, kindergarten), the Level 8 deck of about 2 acres (50m lap pool, kids’ pool, gym, multipurpose hall, glamping dome, BBQ, koi pond and more) and the Level 46 sky garden in Tower A. All are to be completed by vacant possession.

Yes. The gym is about 1,897 sf. The multipurpose hall is about 5,291 sf, holds roughly 300 to 500 people and has 3 badminton / pickleball courts.

Yes. The surau is on Level 1 near the Tower A lobby (about 479 sf male, 322 sf female), and one shuttle van is provided.

How close is the NPE highway? Will it block the view?距离 NPE 大道多近？会挡住景观吗？
Per the developer’s surveyor figures, the nearest balcony wall is about 25m from the edge of the NPE flyover. The flyover is lower than Level 3A, and homes start on Level 8, so it does not block any unit. Windows are designed to the Department of Environment noise guidelines. There is no direct access from the NPE.
